POSITION INFO:

This position is responsible for Safety, Maintenance, Security, Housekeeping, Fleet vehicles and Grounds of the Elkhart Campus which includes World Headquarters, Eastside Distribution, Training Center, Martin Family Memorial Garden, The Old Mill and Freimund Property. 

Project management, estimating, electronic drawings and tracking project costs.  Managing department data and keeping records up to date. Maintaining positive team morale, completing capital requests, and maintaining all government reports, NIBCO paperwork and budget responsibilities. 

This individual is responsible for maintaining team dynamics and continuous improvement of the Building Services team.

RESPONSIBILITIES:

•    Old Mill/ Freimund Property- maintain grass, maintain facilities, equipment maintenance, dam-raceway, powerhouse maintenance, wildlife management, annual Dam Emergency Action Report for the State of Michigan.
•    Memorial Garden- weekly inspections, managing 3-acre grounds care contract, tracking all expenses, and producing quarterly and annual reports for the Board.
•    Responsible for fleet maintenance, Corvette-Wrot Racer, 3-pickup trucks, 2-cargo vans, an implement trailer and a Gator.
•    Manage all contracts that overlap facilities-landscape maintenance, housekeeping, security, security monitoring and access, trash/recycling, utilities, generators maintenance, elevators, filtered water, fleet license plates, boiler permits, IPass, AED maintenance.
•    Manage security cameras and software, building access software and badges.
•    General building maintenance, including landscaping grounds and snow removal, as required.
•    Manage and operate the WHQ & Memorial Garden irrigation systems. 
•    General repair and maintenance of mechanical and building equipment.
•    Designated back up for the Johnson Controls Metasys Building Automation System.
•    Provide “on call” support as needed.
•    Developing and overseeing department goals.
•    Promote continuous improvement.
•    Monitor Work Order program. 
•    Assigns work to staff and inspects results.
•    Perform weekly and monthly inspections from scheduled PM work orders.
•    Performs and promotes good housekeeping and reports all unsafe conditions and acts to their supervisor.  
•    Maintains corrective and preventative maintenance records.
•    Regularly meet with building staff. 
•    Meet weekly with supervisor to keep updated and gain approvals.
•    Perform all work according to proper OSHA, EPA, and NEC safety standards.
•    Comply with NIBCO and OSHA safety compliance.
•    Produce annual department Technology Road Map.
•    Produce annual well water report for the state of Indiana.
•    Budget responsibilities- input in capital budget process, monitor building budget, Pay invoices, credit card single spending limit.  
•    Manage goods receipts in SAP.
•    Plan and order supplies/equipment involving building installation and repair as requested.
•    Demonstrates technical skill base and safe operation.
•    Willingness to learn new skills and serve others.
•    All other duties as assigned.

EXPERIENCE:

Minimum of 5 years of facilities management, building HVAC and general building maintenance required.  

EDUCATION:

College degree preferred or high school diploma and technical education and experience equivalent.  

TRAINING AND SKILLS:

Must exhibit professional craftsmanship in all areas of assigned responsibilities.  Must have the ability to read schematics and understand electrical, plumbing, and pneumatic concepts.  Computer skills using Microsoft Office, Outlook, Excel, Word, PowerPoint, Visio, Teams.  Successful candidates will have strong problem solving, organizational, record keeping and interpersonal skills. 
 

PHYSICAL DEMANDS / ENVIRONMENTAL FACTORS:

Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
Must be physically able to perform repairs when needed.
Prolonged periods sitting at a desk and working on a computer.
Must be able to lift 50 pounds at a time.
